Class A Multifamily Project in Apopka, FL
Nvision Development and NM Residential are proud to announce plans for Summer House at Lake Apopka, a 264-unit multifamily project located next to NM Residential’s 272-unit Marden Ridge Apartments project. Nvision Development will manage the design, development, and construction of the project and NM Residential will be the Property and Rental Manager upon completion. Construction is anticipated to start in late summer 2021, with leasing beginning in fourth quarter 2022. Plans forSummer House include the development and construction of a track and field for the Central Florida Preparatory School, an adjacent charter school that opened in the summer of 2020.
As mentioned in Growth Spotter, due to the construction of SR 414 (built in 2009) and the interchange connection of SR 414 to SR 429 (builtin2011), development has steadily increased in Apopka. Several key players like Advent Health, Amazon Distribution, Goya Foods, Universal Studios Orlando, and The Coca-Cola Company have come in and are planning to build or lease distribution centers near the roadway.In addition to commercial development there has been a flurry of residential development and increased demand for multifamily housing.
Taking its inspiration from Lake Apopka, Summer House will be the perfect place for residents to call home. “We wanted Summer House to be a true retreat. A place where residents will want to take advantage of sunshine, morning dips in the resort style pool, long, lazy lunches on the balcony of their apartment, and evenings unwinding as they grill out and relax” said Michael Niederst, CEO of NM Residential and COO of Nvision Development. “Every aspect of the design of Summer House has been carefully thought out, from the beautiful white buildings reminiscent of vintage holiday homes to luxury resort inspired interior amenities.”
Summer House will feature 264units in four, four-story buildings with elevators and a built-in two-story clubhouse. The clubhouse boasts amenities unlike anything else in the area. Residents will walk into a two-story clubhouse to be met with greens of summer gardens, welcoming browns and bold white accents. Residents will have their choice of activities to utilize including a resident lounge, golf simulator, boat inspired bar, two story gym overlooking the pool, meditation room, and a private dining area that can be rented out for private parties. The second floor will feature a balcony with a shuffleboard table and lounge seating. This will be a perfect place to watch the sunset over the resort style saltwater pool adorned with daybeds for sunbathers. A key feature of any summer house is the allure of the outdoors.Summer House will be no different. A walking trail was expertly designed around the pond for residents to take advantage of the warm Florida weather. And much like a Summer vacation with your family, Summer House will provide areas to enjoy the company of family and friends, such as with a game of corn hole, lounging in a hammock, relaxing by an outdoor fire pit, and cooking at a covered outdoor grill with outdoor dining.
“An exciting feature for us was the connectivity between the Summer House and Marden Ridge projects, totaling roughly 34 acres of land between the two. We wanted the residents of Marden Ridge to be able to enjoy some of the new features at Summer House, and vice versa, to really build the sense of community between the projects.” said Matthew McWilliams, Director of Development at Nvision Development. Walking paths will connect the Marden Ridge playground and dog park with the new amenities at Summer House to include the walking trail around the lake, an outdoor dog wash station, fire pits, hammocks, and others.
The relaxation and comfort of Summer House will continue through to resident units. Each unit will feature elegantly designed granite countertops, shaker style cabinets, faux wood floors, balconies and 2” faux wood blinds. A unique feature will be the inclusion of built-in desks with granite tops and a mud closet at various unit entries. Some units will feature vaulted ceilings and separately built out nooks for the pantries and refrigerators, leaving an open kitchen with ample room for 42” cabinets. For those residents that work from home, they will have the opportunity to rent out co-working office spaces designed into the second floor of the clubhouse, which will also be available to be leased out by the public.
